Aerial Condition Survey — Theoxenia Hotel, Messolonghi

Aerial condition assessment and boundary check of the Theoxenia Hotel in Messolonghi — a 3D model, surface heights, general lot plan, and a technical report documenting cracking and deterioration.

Brief

An aerial condition assessment and boundary check of the Theoxenia Hotel in Messolonghi, commissioned by a confidential client. The survey covered the building’s condition — roof and façade deterioration, visible cracking — alongside a boundary check of the surrounding lot.

Method

A wider, lower-resolution orthomosaic covered the full lot for the boundary check, anchored by 8 ground-control points observed by GNSS, with an RMSE of 1 cm and a ground sampling distance of 5 mm/pixel on the building itself. Fieldwork was completed in a single day, followed by 3 office days for modelling and report preparation.

Aerial context orthomosaic — the Theoxenia Hotel and surrounding lot, Messolonghi

Wide-area orthomosaic used for the boundary check — the hotel building sits at centre, with the surrounding lot and lagoon shoreline visible.

Deliverables

A 3D model of the building, surface heights at key points, a general plan of the lot, and zoomed imagery of specific damage findings — cracking, water staining, and material deterioration — were delivered alongside a technical condition report.
